Kings View Rental Agreement
Kings View(“KV”) guest agreement is simple and reflects common sense policies and a mutual respect for the property. KV is our personal home, treat it with respect and return it to the next guests like you found it.
Family, friends, and out-of-town travelers (“Guests”) are permitted to vacation in Kings View. All interested parties agree to be bound by this short-term rental agreement. Upon notice, owners and property managers may enter the premises for maintenance, repair, and guest services.

1. DAY OF ARRIVAL: Standard Check-in is 3:00 PM. All guests’ names staying at KV need to be documented in the provided space at the bottom of this agreement.

2. PARKING: No more than 4 cars are permitted on the property per Town of Estes Park License # 3147. Cars are ONLY allowed in the driveway or garage. NO parking in the street. No trailer, boat or RV of any type is allowed on the KV property unless it is parked in the garage.

3. WEAPONS/DRUGS/SMOKING: NO weapons, drugs, or smoking/vaping allowed in OR on the property. If evidence of smoking is discovered, guests will be subject to a $1,000 fine.

4. QUIET ENJOYMENT: Practice good neighbor behaviors regarding noise levels. Neighbors are in close proximity. PLEASE BE RESPECTFUL. Neighborhood quiet hours are after 10:00 PM. Estes Park is Night Sky Compliant which means you need to turn off ALL exterior lights when not in use.

5. CARE OF PREMISES:
Please clean up after yourselves and maintain the property in a safe, sanitary condition.
Please keep furniture and contents in good order. If you move furniture, please move it back before you check out.
No outdoor shoes in the house.
No smoking or vaping, drugs, incense, candles or other open flames are permitted indoors or outdoors. Subject to $1,000 fine if violated.
Appliances or other amenities may only be used for their intended purposes.
Only people named in your reservation may occupy the residence.
A maximum of 8 guests are allowed Town of Estes Park License # 3147
Pets are NOT permitted. Subject to a $1,000 fine if violated.
Keep all food and trash indoors or in the garage. Be alert for bears.
No parties or events allowed and please practice responsible drinking.

6. FIREPLACE: The fireplace is gas. It is controlled via an ON/OFF switch on the wall to the right of the fireplace. Guests are advised to use discretion when operating the fireplace. Owner and property manager are not liable for any accidents resulting from improper use.

7. PANTRY & FRIDGE: Our guests may consume drinks, food and supplies left in the pantry and kitchen.

8. HOLD HARMLESS, PROPERTY DAMAGE & DAMAGE DEPOSIT: Guests agree to hold the owners and property managers harmless from guests intentional acts of negligence of the people that the guests invite on the KV property or premises. Guests agree to be financially responsible for all loss/damage that the guest or anyone in the guest's party may cause to third person parties or to the KV property or premises.

9. REFUNDABLE DAMAGE DEPOSIT: Guest’s refundable damage deposit will be refunded in full within 10 days of departure provided they comply with this KV agreement. If not, reasonable housekeeping fees and damage assessments will be charged, deducted and/or withheld as appropriate.

10. CANCELLATION POLICY: Bookings cancelled AT LEAST 30 days prior to the day of arrival will receive a 100% refund of paid accommodation fees. Bookings cancelled between 14 and 30 days before the day of arrival will receive a 50% refund of their paid accommodation fees. Less than 14 days before arrival, no refund. Guests should also check with their online booking site for treatment of on-line booking/service fees, if any, paid directly to the online site. Early departure, weather or travel delays do not warrant any change to the refund of rent or deposit.

11. DAY OF DEPARTURE INSTRUCTIONS:
Our guests are asked to leave KV in quality condition similar to that found on the day of arrival.

Check out time is 10:00 AM. Please plan accordingly to ensure you are able to leave at the appropriate check out time.
Dishes should be done and/or the dishwasher started when you leave.
Guests may leave UNOPENED food and supplies for the next guests’ enjoyment.
Bag and collect all trash in the kitchen and leave it in the garage trash container. Recycling is appreciated, leave it in the recycle bins in the garage.
Strip your beds and leave sheets on the floor in the bedrooms.
Collect all towels and start a load in the washer before you leave. Leave the rest in the laundry room in the basket.
Leave a short note of any problems, concerns, and/or property damage.

As you enter this custom built home, you are greeted by a living room with a wall of windows and breathtaking views of Lumpy Ridge. The open concept main floor provides a friendly and inviting living space complete with vaulted ceilings, exquisite wood beams, and rich hardwood floors. The living room has comfortable chairs, a sectional sofa, and a cozy gas fireplace. Enjoy a movie on the smart TV or blu ray disc player equipped with surround sound while guests can converse as they are cooking in the kitchen.

The dining area has a beautiful handmade vintage table with chairs and benches for gathering and making memories. Sliding glass doors open to the deck with the most amazing views of Lake Estes. Enjoy the deck as you find a gas grill, patio table/chairs, and deck furniture for relaxing in the afternoon or barbecuing your favorite dinner.

The kitchen has beautiful granite countertops and lots of counter space for preparing meals. It is equipped with stainless steel appliances and the rich Knotty Alder cabinets are fully equipped with every item for your cooking convenience. Behind the vintage screen door is a large walk-in pantry. Sit at the breakfast bar and enjoy the cook's company or have additional seating for your family. The corner windows in the kitchen will provide wonderful views of the lake while doing dishes during your mountain stay.

The main level of this home is wheelchair friendly. Enjoy your morning coffee or glass of wine on the patio right outside the front door and take in the beautiful rock landscaping and the occasional wildlife passing through. We have resident deer, elk, bear, coyotes, chipmunks, and mountain birds.

Located just off the kitchen are the mudroom and door to the large 2 car garage. Built-in benches with storage big enough to hold all your hiking boots and gear line the wall. The mudroom also has a full-size washer and dryer for your use and a convenient adjacent half bath.

To the left of the living area is the Master bedroom. With its comfy, welcoming King bed, incredible walk-in closet, and private bathroom. It will make you feel like royalty. The master bedroom has its own private TV. The bathroom has a glassed-in shower, a separate soaker tub, his and her sinks, and plenty of space for storing personal items. This bathroom is stocked with salon brand shampoo/conditioner, body soap as well as a professional-quality hairdryer.

Up the stairs, you will find the 2nd guest bedroom with a Queen bed, and a cozy loft nook complete with a single bed and industrial pipe ladder. Beautiful mountain views can be seen from every window.

Just outside the bedroom door is the second full bathroom. This bathroom has granite counters and a combined tub/shower. You will also find salon brand shampoo/conditioner, body soap, and a professional quality hair dryer for your use.

As you continue down the hall, you can stop to enjoy the views out the wall of windows or look down into the living area below. There is also a study area complete with a desk and WiFi should you have to work while enjoying your stay.

At the end of the hall is the third guest bedroom. This bedroom has the same gorgeous views from every window but can sleep 4 people on 2 queen beds.

Located just 1 mile from town in a quiet neighborhood and 10 minutes to the entrance of Rocky Mountain National Park, with easy access to grocery stores, restaurants, gas stations and so much more. 1.2 miles from the NEW Estes Park Recreation Center.

The house is fully stocked with all the important details. The kitchen, beds, bath and comfort amenities are all high quality and like new. Ceiling fans in every bedroom. We provide pantry supplies, kitchen condiments, teas and coffee, luxury towels & linens. Professional grade shampoos, conditioners, body wash and hairdryers in all bathrooms. Upon request we have a crib/pack n play, booster type highchair with a tray that buckles into a chair at the table and a exasaucer activity center.
